What this job actually involves

Most water heaters die of neglect rather than age. Sediment builds on the bottom of the tank and insulates the burner from the water, so the steel runs hotter than it should. The anode rod, which is there to corrode instead of your tank, gets consumed and then stops protecting anything.

An annual service flushes the sediment, checks and replaces the anode, tests the T&P relief valve, checks combustion and draft on gas units, and confirms the thermostat is set somewhere sensible. It is a short visit that regularly turns an eight-year tank into a fifteen-year tank.

How often should this be done?

Once a year for most homes. In hard water areas or with heavy usage, more often is better.

Can I flush it myself?

You can, and the basic flush is a reasonable homeowner job. The anode rod usually needs breaking loose with more torque than a hand wrench provides.

What temperature should it be set to?

Around 120F is the usual balance between scald risk and bacterial safety. We will discuss it if your household has particular needs.
